JOB SUMMARY
Plan, review, and assign work to staff as well as train and discipline individual employees.

TYPICAL CLASSIFICATION ESSENTIAL DUTIES

Work in this classification requires an individual to be able to perform the essential job functions satisfactorily.  Reasonable accommodations may be made to enable individuals with disabilities to perform the primary classification functions herein described.   • Manage, plan and implement the overall maintenance work schedule and preventative maintenance schedule of various assigned housing developments.
  • Oversee and approve of the employee's work product and coordination of multiple activities and resources including staff, supplies, equipment, funds, and/or contract resources.
  • Supervise, train, schedule, assign, and inspect the work activities of direct reports.
  • Manage and approve the purchase and inventory of supplies, tools and equipment.
  • Develop various training programs for employees within the department.
  • Manage the department operations, planning and scheduling.
  • Maintain project documents, as built plans, warranties and manuals.
  • Conduct quality control inspections to ensure work performed are in conformance with standards.
  • Order and maintain inventory of various maintenance and custodial tools and equipment.
  • Respond to emergency events, coordinate outside contractors, and develop short- and long-term CIP projects.
  • Provide updates to departments, directors, senior managers, and elected officials when needed.
  • To promote and adhere to the workplace values of accountability, commitment, and teamwork to help enrich lives beyond expectation.
  • Maintain absolute confidentiality of work-related issues, customer records and restricted County information.
  • Perform other related duties as required.
 

MINIMUM REQUIREMENTS TO PERFORM WORK

  • High School Diploma or GED equivalent.
  • Five (5) years of experience in maintenance of which two (2) years of experience must be in a supervisory capacity.
  • Certified Manager of Maintenance (CMM) or ability to obtain CMM certification within two (2) years of hire.
  • Arizona residents must have an Arizona Driver’s License upon hire; newly established Arizona Residents must have one within 30 days of hire.
  • Or an equivalent combination of relevant education and/or experience may substitute for the minimum requirements.

KNOWLEDGE, SKILLS, AND ABILITIES

  • Knowledge of complex maintenance and repair practices and techniques.
  • Knowledge of materials, methods, tools, equipment, and supplies used in facilities maintenance and repairs.
  • Knowledge of Federal and state safety rules and regulations.
  • Knowledge of occupational hazards and safety precautions, including proper use and storage of chemicals, and OSHA Material Safety Data Sheets (MSDS) for hazardous chemicals used in the workplace.
  • Skill in assigning, supervising, and evaluating the work of others.
  • Skill in estimating necessary materials, time, parts, and equipment required to complete assignments.
  • Skill in training staff in proper work methods and safety procedures.
  • Skill in project development, management, and documentation for small modifications, moderately sized repairs, warranty call backs, and new, contracted projects.
  • Ability to operate a personal computer utilizing standard and specialized software for internet research, e-mails, and reporting.
  • Ability to work independently to complete daily activities according to work schedule.
  • Ability to establish and maintain cooperative working relationships with co-workers, customers, and contractors.
  • Ability to maintain accurate repair and maintenance records, read blueprints and schematics, and maintain tools and equipment in a safe and effective manner.
  • Ability to follow and maintain safety standards, including work in detention facilities and other secure areas.

PHYSICAL DEMANDS:
The work is heavy and requires exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.  The work also requires the ability to balance, climb, crawl, crouch, finger, feel, grasp, handle, reach, perform repetitive motion, kneel, lift, pull, push, operate motor vehicles, hear, speak, stand, stoop, walk, and demonstrate mental and visual acuity.

Work is performed in a dynamic environment that requires the ability to be sensitive to change and responsive to changing goals, priorities, and needs.

This position is Grant Funded and continued employment is contingent upon available funding.

The hiring salary for this position is dependent upon experience, qualifications and position funding; starting salaries above the first quartile require additional approval.
